Fire Alarm Systems & Maintenance

It is essential that fire alarm systems be regularly serviced. This needs to be done in the following manner:

Daily Housekeeping

  • The end user must ensure at all times that all smoke detectors are clear of obstructions.
  • Proper precautions must be taken to prevent contamination of detectors and to avoid false alarms in areas that would create dust, smoke, spray paint etc.
  • All temporary protective covers are removed, when such work is completed.
  • All trouble or fault conditions indicated by the panel are investigated and rectified immediately if possible.

Weekly Tests

  • Each week a device on a different zone must be tested to ensure that the zone, the panel and the communication to the devices are in proper working order. The fire department should be warned in advance of all tests.
  • Fuel, oil and coolant levels of any emergency generators must be tested and topped up as required.
  • All printers attached to the system must be checked for ink and paper for at least 2 weeks normal usage.
  • All defects must be recorded in the log book and rectified immediately.

Monthly Tests

  • Any emergency generators must be started and run for at least ten minutes.
  • The generator must be loaded up to at least 50% for this time, before fuel levels are topped up.

Quarterly Tests

(Must be done by an Approved Installer)

  • All log book entries checked, and corrected.
  • Batteries tested as per manufacturer requirements.
  • All detectors, removed, cleaned and put back in position. In sympathetic environments, it is often the practice with large systems to carry out this process on a rotational basis doing 25% or 50% at each service so that all are serviced within a defined time span.
  • All zones are to be fully tested.
  • All fault condition indicators are to be tested.
  • All equipment must be checked for signs of deterioration.
  • The site must be inspected to ensure that all areas requiring protection are covered and that all detectors are free from obstruction.
  • Any further checks required by the manufacturer or local authorities are carried out.
  • The logbook and certificate of testing is completed.

Annual Tests

(Must be done by an Approved Installer – F.A.C.N is an approved Fire Alarm Service Provider and Installer In Pretoria)

  • All of the above tests are carried out.
  • All equipment and cable fittings are tested to ensure that they are securely mounted.
  • The logbook and certificate of testing is completed.
